RHA with JSa recently completed construction for this 7-townhome, 15-unit market rate housing development in the Eastlake neighborhood of Seattle, for which Robert Hutchison and Javier Sanchez served as architects as well as developers. Capitalizing on the convenient and walkable urban location, and building upon our conviction that housing developments should not be burdened by expensive and space-consuming automobile parking, the team decided early on to not include parking on the project. To allow for flexible living conditions over time, all of the townhomes feature a reverse floor plan with living levels on the top floor, private roof decks, and ground floor flex spaces with separate entrances that can be separated from the upper floor levels, allowing for additional rental income possibilities. The corner unit includes a small ground floor retail cafe/bar operated by the owner of the townhome above. The project serves as an example for future development in the City for compact and flexible living that establishes greater urban density while contributing to public life.
